The result has been an extraordinary expansion in what technology can do for property teams.

Adding more technology does not necessarily create a better technology stack.

The winner isn't the business with the most software.

Most businesses think AI starts with buying an AI tool. It doesn't.
You can give every employee ChatGPT tomorrow. They'll probably write emails faster (and more robotic).
That's productivity. Transformation looks different.
AI becomes valuable when it can access information, understand context and coordinate work across systems, not just sit inside another application.

Every property business we've worked with this year has been more than interested in AI.
Almost none have been ready for it.
Not because they lack data. Because their data lives everywhere.

Currently people are often the integration layer. Copying, checking and moving information between systems.
AI exposes that instantly.
AI won't create the problem, but it will definitely reveal it.
Disconnected systems. Duplicate data. Manual workflows.

For years, people compensated for fragmented infrastructure. AI can't do that if it can't connect to every data point across your business.
And that's why the next competitive advantage in property won't be another piece of software.
It will be the technology estate beneath it.
A £20/month ChatGPT subscription isn't an AI strategy
Giving your team ChatGPT might be useful.
They might write faster and start sounding a little more robotic.
But this won't unlock the real performance capabilities of AI for your team.
The real opportunity isn't people using AI to do their jobs slightly faster.
Imagine AI being able to securely access every data point, understand the context, pull information from different systems, identify what needs to happen and trigger the next step.
That's very different from asking ChatGPT to write an email.

Not another £200/user CRM. Not another dashboard. A central, structured place where the important information about your business can be held, connected and accessed, from customers, properties, transactions, financial information, documents and operational data.
That's the infrastructure.
Your CRM, finance system, property software and reporting tools then connect to that information rather than each holding their own isolated version of it. When the data is structured properly and accessible through secure connections, AI can do some really cool things.
Not more software. A better foundation for the software you already have.
