Housebuilders lift guidance as mortgage approvals climb for a fourth month

Two of the volume builders raised completion targets this week. The land market is moving first, as it always does.

Two of the volume housebuilders raised full-year completion guidance this week, the first upward revisions from the sector in over eighteen months. Both cited the same driver: mortgage approvals have now risen for four consecutive months, and the improvement is showing up fastest in the reservation books at the entry-level end of their ranges.

The land market moved first, as it typically does. Options and conditional contracts on sites with resolution to grant have firmed over the past quarter, with several housebuilders re-entering land negotiations they had shelved in 2023 and 2024. Land agents report bid density on well-located consented sites is back to levels last seen before the rate-rising cycle began.

"Land is the leading indicator in this business. When housebuilders start competing for sites again, it's because they can see the mortgage market clearing six months out — not because of what's happening today."
